Randy Smith - Principal Broker, CEO

Randy has 42 years of brokerage experience. After graduation with a BA and MS from Indiana University, he began his real estate career at F.C. Tucker Co. in Bloomington, Indiana. Randy moved to Portland in 1991 to join Norris & Stevens and later, Lutz, Merrifield & Estes. In 1994 he left Lutz to create Western Equities, Inc. A success from its inception, Western Equities quickly grew to a $200 million powerhouse with offices in New York, Los Angeles, San Francisco, Phoenix, Las Vegas and Portland. In 2002, Randy decided to go on his own in order to provide more individualized services to his clients.  His company is Western Property Sales LLC dba Western Equities. He has closed in excess of $300 million in investment property in the course of his career.

"I know there's a better chance of a property's getting sold if it can be exposed to thousands or even millions of potential purchasers, rather than some limited, in-house client listing. That would seem pretty obvious. For the sake of pure client networking, we place our listings in the RMLS locally, as well as on the internet, with incredible results. This is something those dinosaur-sized companies have been slow to do. Exposure and networking - that's the secret to getting properties sold."

"My focus is brokerage, not distractions like property management. My joy comes with getting deals done. I belong to the local, state, and national board of realtors, and am part of the Oregon chapter of CCIM. I am past president of Northwest Real Estate Investors Association, part of National REIA and have been on the Board of Directors for 14 years. I love connecting people with real estate: it's fun; it's a big part of wanting to get up in the morning. We move quickly on deals - immediate national response, really - plus, we're friendly and available. Call me any time"

Ty Downing - Associate Broker; Board of Directors, Manufactured Housing Communities of Oregon

Ty Downing has been a real estate investor since 1998.He currently owns and operates about 40 rental units in the Portland area – including a triplex and mobile home park located in SE Portland.

Ty has been involved in a wide variety of real estate deals, including:

• Purchasing homes at foreclosure
• Flipping homes
• Lease-optioning property
• Purchasing using seller financing
• Carrying notes on sold properties
• Partitioning property and selling lots
• Remodeling and up-renting long-term rentals
• Managing multifamily property at near-zero vacancy for past ten years
• Implementing capital improvements and property management to increase value of mobile home park by 40% in less than 5 years

Ty's strength as an investor – and as a broker – is finding, evaluating, and securing multifamily properties with untapped equity. Most commonly, these ‘diamonds in the rough' suffer from poor management and some degree of deferred maintenance; two issues that often are minor fixes. Ty has a knack for discovering great deals and critical information by chatting up property owners, managers and tenants.

Soon after purchasing his first mobile home park in 2010, Ty realized he'd found the ultimate investment real estate asset.  As a broker, he is laser-focused on finding deals for discerning investors who understand the many advantages and opportunities provided by mobile home park ownership.

“This is an exciting time to be investing in pacific NW multifamily properties,” says Ty. “Portland and the I-5 corridor are forecast to see huge population increases, and the demand for affordable housing has never been higher. Apartments and mobile home parks in certain markets will provide strong, long-term returns and low vacancy to those investors who are ready to purchase.”

Ty loves to talk about mobile home parks and his experience with them. Call him anytime at 503-653-3887.
