Randy Smith - Principal Broker, CEO

Randy has 42 years of brokerage experience. After graduation with a BA and MS from Indiana University, he began his real estate career at F.C. Tucker Co. in Bloomington, Indiana. Randy moved to Portland in 1991 to join Norris & Stevens and later, Lutz, Merrifield & Estes. In 1994 he left Lutz to create Western Equities, Inc. A success from its inception, Western Equities quickly grew to a $200 million powerhouse with offices in New York, Los Angeles, San Francisco, Phoenix, Las Vegas and Portland.In 2002, Randy decided to go on his own in order to provide more individualized services to his clients.  His company is Western Property Sales LLC dba Western Equities. He has closed in excess of $300 million in investment property in the course of his career.

Kevin Wingate-Pearse - Associate Broker

Kevin has been in the real estate industry for the past 18 years as a commercial real estate broker and developer. Since 1996 he has represented buyers and sellers of investments real estate, through acquisition, disposition and/or leasing. His expertise spans all facets of commercial real estate, however he now specializes in investment sales, development & consulting with an emphasis on multi-family.

Licensed in Washington and Oregon, his immediate area of focus is Vancouver Washington and Portland, Oregon, but he has worked on properties in several states when investors have looked for benefits in other areas of the country.

Prior to re-joining Western Equities in December 2016, Kevin was with SVN/Bluestone & Hockley since 2011. He was a broker with Coldwell Banker Commercial,JBA in Vancouver WA, developed commercial projects with Keys Property Group, performed brokerage services at the Sheldon Company in Vancouver WA and initiated his commercial career at Western Equities in Portland Oregon, a multifamily focused group in 2000.

Active in the local community, he has been secretary and vice chair on the board of REACH Community Development for the past 4 years and prior to that he was the board chair for their subsidiary - Affordable Community Environments, in Vancouver, WA for 2 years.

He is an avid reader, soccer fan, loves hiking, jogging, yoga and traveling.

 

Kelly Githens - Associate Broker, Investor and Certified General Appraiser

After graduating from Oregon State University, he served over nine years in the Army and resigned as a Captain in 1985. He first began his career in real estate in 1987 when, between contracts in Saudi Arabia, he earned his real estate sales license and bought his first investment property. Upon returning to the United States, he finished his Masters Degree in Business and acquired his Appraisal Certification. While learning how to perform comprehensive due diligence and appraise various types of real estate, he also rehabbed, developed and built. He authored the eBooks titled “Looking at Real Estate Through the Eyes of an Appraiser” and “How to Value Real Estate in Distant Markets.” His passion for developing has led him to buying and selling land throughout the United States as well as wholesaling notes. He recently re-obtained his Broker’s License, working for Western Equities, specializing in Apartments and Manufactured Home Parks.

Stuart Sander, Associate Broker, Arabian horse breeder, manager and marketer/promoter, specializing in horse properties

Stuart is one of our newer Associates and her knowledge of the horse industry and horse properties all over the world is unmatched. Stuart has been working in every aspect of the horse business for 40 years including breeding, management, training, schooling, starting, conditioning, foaling and caring for horses. She'll bring her vast experience in marketing, promoting and management to work on your listed property or assist you in finding the very best property for your current and future horses.

 

 

Penelope Tolva - Associate Broker

Penelope first started in real estate on the Oregon coast in the mid '80s. If you weren't around or don't recall, the real estate market was in the middle of a deep downturn. Financing was non existent and the average home in the area sold for $70,000. This was a tough market and one Penny has referred to as "real estate boot camp".

In outlying areas there was not enough going to specialize in a particular segsegment of the industry but she did gravitate toward commercial and investment properties, becoming a buyer’s broker for timber land. She traveled the state locating tracts of timber which grows at a 6% increase a year and became adept at arranging 1031 tax-deferred exchanges.

In 1990, Penelope relocated to the Portland area and began working in the the multifamily market. She and Randy developed Western Equities into a local powerhouse firm and one that was active in many segments of the the national market as well including multifamily and telecom.

Penny took a hiatus in 2008 to work in the energy sector, but found herself missing the world of real estate. She is now once again active in multi-family and is as hard-working and determined as ever. More importantly, she loves the real estate business. “I love the Pacific Northwest.
